Accommodation in Belgium
Options include university residences, private student rooms called kots, and shared flats. Rooms in Leuven and Brussels go quickly, so book early.
University halls cost less than the private market. KU Leuven halls were €510–537 in 2025-26, and Brussels residences are usually €350–450.
A kot is a furnished room, often in a shared house. Leuven averages roughly €390–550 depending on facilities.
A one-person studio averages about €590 in Leuven and about €700 in Ghent, and more in Brussels.

Good to know
- In Leuven, look for rooms with the city’s Kotlabel, which confirms fire safety and contract standards.
- Landlords usually ask for a deposit of up to two months, and sometimes a guarantor.
- Always visit or video call before you pay, because kot fraud exists.

Leuven, Ghent, Brussels and Antwerp are the main student cities. Leuven has more than 60,000 students, so rooms there are the tightest.
Before you pay or move
- Get the contract in writing and read the rent, deposit, notice period and which utilities are included.
- See the room in person or on a live video call before you send any money.
- Ask how much the deposit is and when it is returned.
- Keep your admission letter and a passport copy ready, because housing offices and landlords ask for them.
- Book a short stay for your first nights in case your room is not ready.
